Quality is the key word at The Belleview Promenade. The project exhibits an uncommon level of refinement for an open retail environment. The 11.6-acre site encompasses five structures, a pedestrian promenade and a generously landscaped parking precinct to collectively recall a grandly scaled European square. Individual stores are characterized by 16’ tall storefront glass, polished granite base coursing, and horizontally-lapped copper roofs. At full build-out, the project includes approximately 100,000 square feet of retail and restaurant space as well as 600 parking spaces. The project was finished on time and in budget.

CH2M Hill

The CH2M Hill Corpoate Campus consists of three architectural precast concrete buildings totaling nearly 390,000 SF on a 25 acre site. Included on the site are a landscaped courtyard, outside patio and dining area, fully redundant telecom backbone ring, and 1,500 parking spaces. The facilities include a full service cafeteria, 5,800 SF data center with UPS and emergency power backup, fitness center with locker rooms, and 5,000 SF of training rooms. CH2M Hill has submitted the campus to the U.S. Green Building Council for certificatiion in LEED (Leadership in Energy & Environmental Design) rating system.

Catholic Initiatives
Lansing Point

Catholic Initiatives captures the natural colors of its surroundings with a terra cotta-colored precast exterior, highlighted with dark green windows. The three-story building, with a total of 82,000 SF, boasts a contemporary lobby with a rich gold/black stone floor surrounding patterned carpet and walls of polished slate and wood. The building offers impressive views from three sides: the golf course to the south, Rocky Mountains to the west and natural open space to the northwest. Lansing Point offers ample parking with a total of 300 spaces, 23 of which are covered. From the covered parking, employees and visitors can take an elevator directly to the lobby. A card key security system at building entry points provides after-hours access and controls elevator access to individual floors.

Crescent Town Center
Crescent Town Center

The Crescent Town Center, located at the heart of DTC, is designed to be the focal point of the Denver Technological Center. This multiple building development contains a half million square feet of office space and amenities including a bank, hotel, multiple restaurants along with generous open space and two water features. The entire project has a been a tremendous success and is corporate home for companies such as RE/MAX International, Moore Companies and Denver Technological Center Executive Offices. The public amphitheater has been a popular gathering spot for Concerts at the Crescent featuring some of Colorado’s best artists. DTC Development coordinated the design and development of the infrastructure for the Town Center, including the site development, the parks, ponds, roads, bridges and four-way signaled intersection.

Crescent IV
Crescent IV

Crescent IV is superbly located in the Crescent Town Center, the heart of the DTC. Constructed in 1997, this three-story building consisting of 40,000 square feet was developed in a joint venture with the Denver Technological Center and Moore Companies, the primary user occupying two floors of the project. The building was completed and turned over for occupancy eight months from the time the lease and joint venture agreements were executed.

Crescent V
Crescent V

As the last building in the new Town Center, Crescent V completes the design standards for the entire ensemble. The exterior of the building features a limestone-colored cast stone wall combined with green glass and light bronze window mullions. The wall surface is highly articulated with reveals and changes in plane including expressed vertical pilasters and large banks of glass. The visitor lobby of the building is located on the Crescent Parkway facade and addresses the picturesque park in front of the structure. The second floor lobby serves as the main employee lobby of the building as it provides direct access to the parking lot and covered parking to the rear of the facility. Tenants in this Class A office building enjoy numerous amenities in the Crescent Town Center as well as beautiful views of DTC, including Wallace and Crescent Parks, water features and mountains!

Crescent VI
Crescent VI

Crescent VI, at the center of Crescent Town Center, incorporates a tall white clock tower with thirteen foot diameter clocks creating a landmark location within the Denver Tech Center. The fourteen foot ceiling on the first floor provides a grand, voluminous entry lobby finished with heavily textured walls and stone and carpet flooring. The exterior of this six-story, 134,000 square foot office building is constructed of highly articulated two-tone architectural acid-etched precast panels and green-tinted glass in aluminum frames. Strong vertical pilasters divide the facades into a series of tall bays, while large windows allow views in all directions. The project offers covered spaces for ten percent of the parking spaces in the attached structured deck.

Crescent VII
Crescent VII

This 135,000 square foot, six-story Class “AA” office tower was completed as a speculative venture. The building exterior is a two-toned architectural precast concrete with crushed granite. Impressive lobby features include a coffered ceiling with elegant pendant lights and a two-story grand staircase accessing the attached parking structure. Fine quality and ornamental metal and figured mahogany make a spectacular environment. The building also provides support areas such as employee lockers and showers, a loading dock, freight elevator and parking for 518 vehicles. This development was 40% leased at the time of completion.

Crescent VIII
Crescent VIII

This 82,257 square foot building was the first speculative office development in the DTC in twelve years. The four-story architectural precast building offers efficient rectangular floor plates, increased power capacity and abundant parking. The building houses the corporate headquarters for the Denver Technological Center. This project, including design and site development, was completed in less than eight months. Full occupancy was achieved five months from the day the first piece of structural precast was placed. When sold, this building brought the highest price per square foot of any building in the Denver Metro area.

Highlands Ranch Town Center

Highlands Ranch Town Center is a 100-acre mixed-use development in the center of Highlands Ranch. Developed by Shea Properties, the project includes 400 apartment units, 355 brownstone units and more than 400,000 square feet of retail - anchored by Safeway and Home Depot. The Town Square is the heart and central organizing element of this project, surrounded by an eclectic mix of users including Tattered Cover Bookstore, Lansdowne Arms Bistro and Pub, Red Rocks Federal Credit Union and Bed Bath & Beyond to name a few.

The buildings are designed to replicate the timeless design of New England charm and western progress. Highlands Ranch Town Center was voted 'Project of the Year' by the Southeast Business Partnership.

Maroon Circle Complex
Maroon One, Two, Three

These three buildings comprise the Maroon Circle Complex in Meridian International Business Center. Each four-story building has a total of 88,509 square feet, with a typical floor consisting of 22,008 rentable square feet. The square footage varies slightly from building to building, depending on overall needs for tenants. The buildings are architectural precast concrete and dual seal tinted insulating glass, with limited structured parking below each building and generous surface parking making these institutional quality properties. These buildings feature state-of-the-art electrical and mechanical systems and a panoramic mountain view from their location near the 18th fairway at Meridian Golf Club. Together, the sculptural quality of both buildings is a break from the traditional idea of speculative office building design, and interior spaces are designed with only two interior columns to allow for maximum flexibility and adaptability for a variety of tenants. The project was completed on time and in budget.

Maroon V

Maroon V is a new Class A office building in the heart of the Meridian International Business Center. Developed by Shea Properties, this state of the art 88,584 rentable square foot project provides a superior working environment which facilitates employee productivity while enhancing employee recruitment and retention.

This project is LEED certified, provides 308 surface and 21 covered parking spaces for an overall ratio of 3.7 spaces per 1,000 square feet of rentable space. The building is fully sprinkled with central panel, strobes, horns, pull stations and smoke detection devices and has a card key security system.

Meridian Village Center
Meridian Village Center

Meridian Village Center is a 94,000 square foot convenience center including 13,500 square feet of retail as well as a Texaco gas station/carwash/Quizno’s sandwich shop, Knowledge Beginnings daycare center, 24-Hour Fitness health club and Guaranty Bank & Trust. Tenants within the in-line retail include Durango Baker & Café, Planet Sub, Village Drycleaners, All-Out Digital, Ltd., and Great Beginnings restaurant. The exterior of all buildings within this project are complimentary to each other and Meridian. Quality of development within the Village Center is maintained through the same protective covenants which establish high standards and maintain values throughout Meridian International Business Center.

Monaco Plaza
Monaco Plaza

Monaco Plaza provides tenants with a spectacular, unrestricted mountain and golf course view from one of the highest points in Denver. The building is located in DTC West, with easy access from I-25, I-225 and Belleview Avenue. The three-story building has a total of 57,768 square feet, with a typical floor consisting of 19,890 square feet. The building has a steel structure with brick veneer. The interior and floor plates lend themselves well to smaller tenants. The qualify of development in DTC West is maintained through the implementation of the same protective covenants used throughout the Denver Technological Center. Thirty-three covered parking spaces have been provided as well as ample surface parking.

Oracle Center
Oracle

This distinctive 91,000 square foot, five-story building features a highly identifiable sloped metal roof and architectural acid-etched precast concrete wall panels with large banks of insulating glass in finished aluminum frames. The efficient floor plate provides maximum flexibility for tenant layouts with the saw-tooth design at each end of the building allowing the opportunity for multiple corner offices. The tower began construction as a speculative building. When a major tenant was signed during the shell construction, building systems were modified to accommodate the tenant’s requirements and the project was then fast-tracked to meet the tenant’s critical time schedule. Tenant improvement construction began concurrently with shell completion.

Phantom Air Hangar

The Phantom Air Hangar at Centennial Airport is a 35,000 square foot structure including 20,000 square feet of hangar space and two stories of office support space toped by a rooftop observation terrace. The high-end hangar supports multiple private and corporate aircraft and has direct access to the Centennial Airport taxiway. The project was a build-to-suit for a private party.

Shea Center I and II

This office complex is home to Shea Center I and II, speculative Class A office buildings located in the premier Highlands Ranch Business Park. A Shea Properties development, the two buildings contain four stories and consist of 119,635 square feet and 122,373 square feet, respectively. Future plans include the addition of two more Class A office buildings in Shea Center.

Shops at Highland Walk

Highland Walk is an 87,235 square foot King Soopers anchored shopping center located on the eastern portionof Highlands Ranch. Tenants include Compass Bank, Blockbuster and Starbucks. Designed to integrate with the adjacent Highland Walk neighborhood, the center includes a Park Square at the terminus of a 12-acre linear park system. The Shops at Highland Walk has proven to be one of the most successful centers in Highlands Ranch.

TRW, Inc.

TRW, Inc. is a build-to-suit SKIF building located in Aurora, Colorado. This three-story building, developed by Shea Properties, consists of 103,808 square feet.

The Wildlife Experience

The Wildlife Experience encompasses 105,000 square feet of space used as an art museum, educational and conference center. The two-story structure also includes a full basement and large screen theatrer, gallery space, cafes, educational wings and a gift shop.

This build-to-suit project is composed of precast concrete, structural steel and heavy timber elements. Natural stone, precast copper and glass make up the exterior skin.

VISA, USA

VISA, USA is a build-to-suit campus development in Highlands Ranch Business Park. The 270,000 square foot campus includes an office building and two data centers.

Western Union

The design and master plan allows for construction of this corporate campus to occur in phases. Phase I&II contain the central campus support functions in the three story buildings containing a combined 330,000 SF of office, corporate dining rooms, kitchen, fitness center, conferencing and main receiving and delivery facility as well as a basement for storage and parking for 50 vehicles. The warm earth tones of the precast concrete and large banks of glass windows reflect the expansive Colorado sky as well as the regional environment. Deep vertical pilasters effectively divide the buildings into a series of tall bays, countering the horizontal mass of building.

Wildcat Shopping Center

Wildcat Shopping Center is a 115,000 square foot develoopment on a 13-acre site in the master planned community of Highlands Ranch. The center is anchored by King Soopers and includes other major tenants such as 1st Bank, Chipotle and Little Holly's.

The center meets the needs of Highlands Ranch residents on the western portiion of the community.

24-Hour Fitness

24-Hour Fitness health clubs were projects of DTC Development; located in both Denver Technological Center and Meridian International Business Center. The facilities are popular with the business park crowd during lunch hour and after-hours. The DTC club consists of 20,000 square feet, including weight room, aerobics and yoga class areas as well as spinning and other various machines. The Meridian facility is 45,000 square feet and includes a lap pool and regulation-sized basket ball court as well as other amenities similar to those at the DTC location.

270 St. Paul
270 St Paul

This 40,000 square foot mixed-use building is comprised of at-grade retail and service space, two additional levels of office space and a below-grade parking structure offering 66 spaces. The building has been designed to accent an almond-shaped destination plaza fronting 3rd Avenue. Materials used in this project are a timeless mix of buff limestone, two colors of granite cladding and a monumental aluminum and steel storefront. Glass awnings, dramatic lighting, plantings and tenant signs complete the composition. While clear glass at the ground floor will allow excellent display opportunities for the retail space, high performance tinted glass was used for upper floors. The project is considered high design, offering a superior building in an exceptional location in Cherry Creek North Shopping District.
